Form 3A is a free download. These are the things landlords get wrong when they fill it in themselves, and what PostRight does about each.

The date in the notice.

Each ground has its own notice period, the longest one governs, and the date has to allow for delivery. Get it early and the notice fails. PostRight works it out from the day it is posted and prints it.

The checks nobody tells you about.

An unprotected deposit, no address for service, or a tenant in a Breathing Space can each stop the rent grounds. The wizard asks, and stops you before you pay if one applies.

One copy per tenant.

Joint tenants each need their own copy. PostRight posts a separate tracked envelope to each tenant you name.

Proof it was served.

If the tenant says they never received it, you need to show they did. Every notice goes Royal Mail Tracked 24, and you get a certificate of service (court form N215) and a statement of posting by email once it has gone.

The ground wording.

The notice must carry the full legal text of each ground you cite, with your explanation of the facts. PostRight prints the wording from the official form and puts your explanation in the right box.
