Start My Notice →Since 1 May 2026, a landlord of an assured periodic tenancy can only raise the rent by serving a Section 13 notice on the prescribed form, Form 4A. Rent review clauses in tenancy agreements no longer apply. The notice must give at least two months' notice, can only be served once in any twelve months, and the new rent must start on the first day of a rent period. Get any of those wrong and the notice is invalid, and the rent stays where it was.
