Complain to the Agent First

Property Redress asks you to tell the agent in writing what your complaint is and how you want it put right, then allow the agent up to 8 weeks to investigate and reply.

A tracked letter shows the date it arrived, which helps you count the 8 weeks.

Time Limit

Complain to Property Redress within 12 months of your last contact with the agent about the problem.

What It Covers

Property Redress looks at whether a member agent has acted fairly and reasonably. For leaseholders, that includes communication, requests for information, repairs, access to your property, disputes and complaint handling. It cannot help with breaches of the law, service charges or how well a property is managed, and it cannot force an agent to carry out repairs.

What Happens Next

Property Redress sends a proposed decision to you and the agent, and you both have 10 working days to accept it or ask for a review. A review is only possible for an error of fact, law or administration. Once the decision is final, the agent has 10 working days to comply. If it does not, Property Redress can suspend it, and you can take the agent to court.
